A Luxury Five-Bedroom Farmhouse with Hot Tub near Hay-on-Wye
House in the Hills is a handsome stone farmhouse set high in the Black Mountains on the edge of the Bannau Brycheiniog (Brecon Beacons) National Park, within easy reach of the famous book town of Hay-on-Wye. Sleeping up to ten across five bedrooms, with its own private hot tub, a games room and glorious open views, it is a wonderful choice for a big family gathering or a get-together with friends — and being dog-friendly, the four-legged members of the party are welcome too. Decorated to a high, luxurious standard yet full of character, it is a proper escape into the Welsh hills.
The Farmhouse and Annexe
The accommodation is arranged as a main farmhouse with a linked annexe, giving groups plenty of space to spread out or come together. In the main house, the living and dining room is warm and characterful, with exposed beams, an open fire, a large television with Sky and a sound system. The farmhouse kitchen is a real heart-of-the-home space, with a breakfast bar, an electric oven and induction hob and a traditional oil Aga, plus a dishwasher and a separate utility room with a washing machine. The annexe adds a second open-plan living space with a cosy woodburner and cinema surround sound, and its own kitchen — ideal for two families sharing, or for a little grown-up peace and quiet.
Five Comfortable Bedrooms
There are five double bedrooms in all — three in the main farmhouse and two in the annexe — several beneath handsome vaulted, beamed ceilings. Two well-appointed bathrooms serve the house, each with a roll-top bath, a walk-in shower and a heated towel rail. Bed linen and towels are provided throughout, and with ground-source underfloor heating the whole place stays snug whatever the weather outside.
Hot Tub, Games Room and Gardens
Outside, the private hot tub is the star turn — a blissful place to soak with a glass of something and take in the sweep of the surrounding hills. Upstairs in the main house, a dedicated games room keeps all ages entertained on a rainy afternoon, with games, an Xbox, a Nintendo Wii and a DVD player. The grounds have enclosed lawns and large terraces with garden furniture and barbecues, so there is plenty of room for children to play and for long summer evenings outdoors.

Exploring Hay-on-Wye and the Black Mountains
The setting is superb for walkers, cyclists and anyone who loves wild, open country. Footpaths lead straight from the door into the Black Mountains, and the wider Bannau Brycheiniog (Brecon Beacons) offer some of the best hill walking in Wales. The world-famous book town of Hay-on-Wye is close by, with its dozens of second-hand bookshops, independent shops and delis, the medieval Hay Castle and the celebrated Hay Festival each spring. The Gospel Pass — the highest road pass in Wales — climbs into the mountains nearby, and the River Wye is close at hand for canoeing and riverside walks.
Good to Know
House in the Hills is a rural retreat reached by country lanes, so a car is essential — but that remoteness is exactly the point, with dark skies, birdsong and open hills all around. The oil Aga is available on request for a small charge, and a travel cot can be provided. For more places to stay in the area, see our full guide to Hay-on-Wye accommodation.
