Cae Madog is a 19th century barn, which has been sympathetically renovated to provide luxurious and spacious accommodation, whilst retaining its period charm.It has its own heated swimming poo, hot tub and games room.

It has breathtaking views over the Cambrian Mountains and the sandy beaches of the Dovey estuary are close by. Clywedog Lake and the world-renowned Centre for Alternative Technology are a short drive from the barn, and the busy market towns of Aberystwyth, Newtown and Machynlleth are only a short distance away. The local village of Llanbrynmair (3 miles) has a shop, post office and pub.

There is a very spacious family lounge with a stunning inglenook fireplace, a woodburning stove (logs provided) and amazing views. This leads into a dining room, which seats up to 16 (+ high chair available). The family kitchen has a dishwasher, washing machine, range cooker and microwave.

Off of a small hall is a shower room/w.c., and up a short flight of stairs is the second sitting room/study, with natural stone walls, slate floor and a woodburning-type stove. There is a T.V. with a DVD player and an X Box with a selection of games.

Leading off from this room is a pretty double bedroom, with a double bed and natural stone walls.

The first master bedroom is stunning, with exposed beams and a vaulted ceiling. The third bedroom is a twin, with a second bathroom in this wing of the house.

Stairs from the kitchen lead up to a study/hallway, off which is the second of the master bedrooms. This one is ensuite, with a bath/shower. A large children's bedroom with 2 bunks (sleeping 4 people) is also on this level. Further stairs lead up to bedrooms 6 and 7. Bedroom 6 has 2 single beds and bedroom 7 is a large double. A fourth bathroom is located on this floor.

Heating and hot water are provided, as are all bed linen and towels. A cot and high chair are available, and pets are welcome by arrangement.

Outside there is parking for up to 5 cars. At the rear of the property is a patio and barbeque area leading to a lawned garden with a private heated pool, having scenic views across the Cambrian Mountains.Steps take you down to a log cabin with a hot tub, where you can throw open the doors and soak in the view as you soak!

Prices are for the rental of the entire property per specified rental period.
Accommodation provided is for the use of named clients only, and may not be added to, sublet or assigned in any way.

Bookings are from Friday to Friday unless otherwise specified.
Unless special arrangements have been agreed, check-in time is from 4 pm on the day of arrival and the property must be vacated by 10 am on the day of departure.

To make a Booking:

25% non-refundable deposit is required to secure your booking. The balance will be payable 4 weeks before the booking date, together with the Security Deposit.


Security Deposit:

A £200 Security Deposit should be made with the final payment.
Providing no damage, breakage or nuisance is caused during the letting period, the Security Deposit will be returned after the end of the booking period. Please allow up to 14 days for receipt.


Damage or breakage claims against the deposit will only be made in the event of damage caused other than in the cause of fair wear and tear. We urge clients to notify any damage or faults to us promptly, so that it may be quickly rectified.

We expect the barn to be left in a reasonable and clean condition so that it may be quickly prepared for the next guests. This includes: toilets to be left clean, cooker and barbecue to be free of spilled food and grease, dishwasher emptied and all equipment returned to their original cupboards and furnishings in positions as found in a clean condition. If abnormal cleaning is required this may be chargeable against your deposit. Late night noise or disturbance could also be chargeable against your deposit.

We will arrange to meet you on arrival with the keys, and arrange collection at the end of your stay.

Bed linen is provided. You will need to provide your own towels.
No smoking is allowed in the house, on the pool decking or in the hot tub cabin.

Please take note that the barn is not suitable for stag events, or hen nights, likely to cause late night noise or disturbance. This will be chargeable against your deposit. Excessive noise is in contravention of the terms of this contract and constitutes grounds for the immediate termination of the rental with no refund of any payments, including rental fee and security deposit.

Parking is available for up to 5 vehicles only. Extra cars can be parked in the local village car park free of charge.

Pets:

Well-behaved pets are welcome with prior notice. Owners must take responsibility for their animals.

Pets must not, at any time, be left alone at or in the property. Pets must not under any circumstances be allowed in any bedrooms or on soft furnishings. You must never allow pets to defecate in areas where children may play. Failure to clean up after pets will be charged to the deposit.
